Notice is hereby given that the ordinance herein captioned will be read for the first time at a regular meeting of the Mayor and City Commissioners of the City of Douglas, Georgia, on Monday, May 12, 2025, at 6 PM at City Hall, located at 302 South Madison Avenue, Douglas, Georgia.
“AN ORDINANCE AMENDING THE CITY OF DOUGLAS CODE OF ORDINANCE, CHAPTER 111, UNIFIED LAND DEVELOPMENT CODE, ARTICLE V – DEVELOPMENT STANDARDS – SECTION 111-129; ARTICLE VII – SUPPLEMENTAL STANDARDS – SECTION 111-251; TO REPEAL ALL OTHER ORDINANCES IN CONFLICT HEREWITH AND TO PROVIDE FOR AN EFFECTIVE DATE AND FOR OTHER PURPOSES.”
The following are the amendments to be reviewed:
#1 Section 111-129 – Area, setback, and height requirements.
Modify Zoning District R-M Residential Mixed; Single-Family & Two-Family (Duplex) Minimum Square Feet of Building, with the following:

#2 Modify Zoning District R-15, Residential Single-Family, R-12 Residential Single-Family & R-M Residential Mixed; Single-Family, Two-Family (Duplex) & Multi-Family Maximum Height, with the following:
50 sq. ft.
#3 Modify Zoning District G-W Gateway; Minimum Lot Size (sf), Minimum Square Feet of Building, Minimum Lot Width, Minimum Road Frontage, Minimum Yard: Front, Rear, Side, Side @ Corner and Maximum Impervious Lot Coverage (%), with the following:

(r) In commercial or industrial districts:
(3) Where an industrial zoned use abuts any other nonindustrial zoning district, there shall be visually screened from adjacent uses by a wood fence or a chain-link fence with green or black slats. At the discretion of the Community Development Director, an opaque landscape buffer may be used instead of a wall or fence provided the area is visually screened from adjacent property as effectively as though a fence or wall were used, with a minimum of six feet high, but no higher than ten feet, along the full length of the property line adjoining such other district.
The Planning Commission will hold its regular meeting regarding this amendment on May 15, 2025, at 6 PM at City Hall, 302 South Madison Avenue, Douglas, GA 31533.
This amendment will be read for the second time at the regular meeting of the Mayor and City Commissioners of the City of Douglas, Georgia, on Tuesday, May 27, 2025, at 6 PM at City Hall, located at 302 South Madison Avenue, Douglas, Georgia.
After the public hearing, the ordinance will be voted upon at the regular meeting of the Mayor and City Commissioners of the City of Douglas, Georgia. Anyone interested in said ordinance should be present at the said meeting on the above-stated dates.
A copy of the text amendment file may be reviewed at City Hall in the Community Development Department, Planning & Zoning Division, 302 S Madison Avenue, Douglas, GA 31533, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday. Holiday hours may differ. This viewing may take place through May 27, 2025.
